Furnace Maintenance, Every Step Checked, Every Time

Most tune-ups run $80 to $200 and take under two hours, but the real value is catching a failing part before it becomes a repair bill, or a denied warranty claim. See what’s actually included below.

What’s Included

What's Actually Included in a Furnace Maintenance Visit?

Most “furnace maintenance checklists” online are generic enough to apply to any HVAC company. Here’s what a visit with our technicians actually covers, item by item.

Gas Pressure & Gas Leak Test

The first safety check, before anything else gets touched.

Carbon Monoxide Readings

Checked both inside the home and at the furnace’s exhaust.

Electrical Inspection

Full inspection of the unit, including all safety switches.

Fan Operation Check

Confirms proper airflow through the system.

Heat Exchanger Inspection

Visual inspection of the single most expensive component to replace if it fails.

Filter Service

Cleaned or replaced as part of every visit.

If any of these turn up an issue, you get a quote before anything gets replaced.

No Surprises

How Much Does Furnace Maintenance Cost?

A standalone visit typically runs $80 to $200. Members of our maintenance plan pay less per visit and skip the à la carte pricing entirely.

Furnace Maintenance Service	Estimated Cost
Basic Inspection (Visual Check, Safety Test, Filter Check)	$80 – $120
Full Tune-Up (Cleaning, Combustion Test, Written Report)	$120 – $200
After-Hours or Emergency Diagnostic Add-On	+$100 – $200

We quote the exact price before any work starts, so you know the number before you commit.

Protecting Your Warranty

Does Skipping Maintenance Void Your Warranty?

It can, and this is the reason most homeowners underestimate. Most manufacturers require documented, professional annual maintenance to keep the parts warranty valid, not just a recommendation, an actual contractual requirement.

Keep the paperwork.
Every visit, we leave you a dated service record naming what was checked and what, if anything, was serviced.
Use a licensed technician.
Warranties from Goodman, Trane, Rheem, Carrier, Lennox, and York generally require the work be done by a certified provider, not a handyman or DIY job.
One missed year usually isn't fatal, a pattern is..
A single skipped tune-up rarely voids a claim outright, but an undocumented gap of several years gives a manufacturer real grounds to deny one.

Not sure whether your furnace’s warranty has this requirement? Bring us the model number and paperwork at your next visit and we’ll check.

Why It’s Worth It

Benefits of Regular Furnace Maintenance

Increased Efficiency

Clean burners, a clean heat exchanger, and correct airflow mean your furnace uses less energy to produce the same heat.

Prolonged Lifespan

Catching a worn part during a routine visit is nearly always cheaper than replacing it after it fails.

Improved Indoor Air Quality

A dirty system recirculates more dust and allergens through your home.

Increased Safety

The carbon monoxide and gas-leak checks above exist because a poorly maintained furnace is genuinely one of the more common sources of CO risk in a home.

Peace of Mind

One less thing to worry about in the middle of a cold snap.

Trustindex verifies that the original source of the review is Google. Very happy with the end-to-end experience with Canadian Heating and Air Conditioning. I highly recommend this company.

I had to replace my furnace so I met with several companies and received multiple quotes. My advisor, Max, was really great to deal with - responsive, reliable and trustworthy. I can't say the same for many of the other companies I met with. He put together a package that exactly met our requirements for features, cost and installation timing. Plus, he was the only one who was thoughtful-enough to offer us the use of temporary heaters so we didn't freeze!

The installation was equally impressive. Hans showed-up at 9am on the dot - exactly as agreed. The install went super smoothly and heat was returned quickly to the house. The new furnace install looks great and the furnace room was left even cleaner than when found!

So great to have reliable heat again - a big thank you to Max, Hans and the CH&AC team!
